Buying a new home is one of the biggest decisions you make in your life. For us, it is important that you can feel safe and involved throughout the process. Therefore, we have put together a buying guide that will help you keep track of how a purchase goes, from start to finish. Good luck with your home purchase!

Once you have found your dream home, we will help you through all phases after you and the seller have agreed on the purchase; contacts with lawyers, bank contacts for loans, insurance, legal records and more. Buying a property is a big deal, but remember: we are here to answer all your questions, big and small.  

Preparations 
Start by trying to identify what your needs are. What are you looking for? What is your budget? How many rooms do you want? What area do you want to live in?  Make sure you have all the financing with the bank ready in good time. With a loan approval, you know in advance how much you can borrow and are a security for you when you make an offer on a home. The loan approval also means that you, together with the bank, look at how much money you have the opportunity to pay per month for your new home. Get your home valued 
If you own a property that is to be sold the same time as you are working with finding a new one, we will help you with a free valuation so you know how much your home is worth. Monitor the market 
It is more important than ever to stay up to date on which homes are on the market. Checking sometimes can be too rare if you want to buy a home in an attractive market. With our smart alert service, we keep you updated on homes that match your specific wishes and criteria, even before they are on the market. If you are interested in a home, notify the realtor as soon as possible. Even if you do not want to place a pre-bid, the agent can contact you if anyone else wants to buy before the show.
Viewing
The viewing is perhaps both the most fun and important part of the home purchase. At the screening, you have the opportunity to examine the home. Feel free to look outside the home, at the location and the area. How are the communications? Are there plans for redevelopment of the area that can affect your accommodation and future value? Also make sure you get to see all the storage areas, laundry room and the like.  When you go on a tour, the realtor gives you a housing description with all the important information about the property; how the house is built, heating system, operating costs and what is included. If you are on a house tour, information about mortgage deeds and easements must be included here. The broker describes the home as thoroughly as possible and answers all your questions.
 
Dare to ask!
No question is too stupid and it is always possible to call the broker after the viewing if any ambiguities arise. It is not cheap to buy a home so it is better to ask once too much than once too little.
Duty of investigation
As a buyer, you have something called a duty of investigation, regardless of whether it is an apartment or a villa. This means that you are need to inspect the house carefully before the purchase.  To feel safe and get to know your new home, you should have an expert inspector examine the home. We are happy to help you sort out all questions and ambiguities regarding your duty to investigate.
Contract
Now it's time to sign a contract. In Spain, there are lawyers specializing in real estate transactions who take care of the entire contract writing and explain the content to all participants in detail so that everyone understands what has been agreed. Normally, sellers and buyers each have a lawyer, but in some cases the same lawyer can represent both parties. It is a written agreement that binds both parties to the agreement which is important for both sellers and buyers to sign as soon as possible. The contract states whether the purchase is associated with any condition. It also states when and how much the buyer should invest in a down payment, normally 10%. 
Signing at the notary 

It is now the actual sale is completed. You and the buyer will meet again at the Notary Public to complete the transaction. You sign the contract and possibly other documents. The remaining part of the purchase price is also paid. Here the buyer gets keys and access to his new home.

Get an insurance 
A very important point for you as a buyer is to make sure to contact your insurance company in good time and take out insurance that takes effect on the day of occupancy so that you do not risk your new home being uninsured. Other things that can be good to think about right from the start are electricity, internet and change of address.
